Steven Heilbrun is a Principal and founding partner of Heilbrun Koch with two decades of experience in civil engineering land development in a variety of roles: technical design, project management, and the overseeing of engineers and designers to ensure projects are appropriately resourced and exceed client expectations.

Known for his detailed design approach, collaborative mindset, and fluency in complex jurisdictional requirements, Steven brings a strategic lens to his work. 

Centered on higher education, mixed-use, and urban infill development, Steven is consistently recognized for his transparent communication, for anticipating challenges early, and for being a creative thought partner in the design process. His strategic insight and commitment to client service have established him as a trusted advisor for institutions, developers, and design teams alike.

Ryan Koch is a Principal and founding partner of Heilbrun Koch with more than 15 years of experience in civil engineering and land development. His passion lies in the front end of projects—helping clients make informed decisions quickly through thorough due diligence. Ryan prides himself on steering clients into the right opportunities and, just as importantly, helping them exit the wrong ones before valuable time and resources are spent.

Driven by a vision of building communities in which he’d want to live—walkable, vibrant, and connected—Ryan approaches each project with both a detail focus and a big-picture mindset. He is recognized for his collaborative approach, deep understanding of complex entitlement and permitting processes, and his ability to anticipate challenges before they arise. His project experience spans office, multifamily, mixed-use, hospitality, healthcare, and community-focused developments, where he combines strategic insight with a love for thoughtful urban design to deliver projects that enhance both client goals and neighborhood vitality.

In addition to his professional work, Ryan is engaged in shaping the broader development community. He serves on the Board of The Real Estate Council (TREC), participated in the Associate Leadership Class of 2016–17, and plays an active role on TREC’s Public Policy Committee, where he helps craft local and state-level policies that support smart growth and thriving communities.
